1. What does it cost to advertise on RoomAds.co.uk?

Landlords / people advertising a room or property have the choice of a free basic advert or upgrading to a paid service (cost 15.75) for additional benefits and maximum advertising exposure. 'Paid' adverts will appear on RoomAds, and also on our partner sites, including fish4, MSN , AOL and over 180 local newspaper websites across the UK. Place your advert now.

Our payments are processed via a secure server provided by WorldPay, who are part of The Royal Bank of Scotland. No actual credit/debit card information is stored on our servers. The cards accepted are: Visa, Visa Delta, Visa Electron, MasterCard, Switch, Solo and JCB.

PayPal is also accepted.

Alternatively, pay by cheque, and send with your advert details to: RoomAds, 8 Torrington Gardens, London, N11 2AB. Please include your name, address and telephone number (in case of a query).

2. I have a room to let – How do I place an advert?

It's easy! All you need to do is Register (new user) or Log in (existing member), and then follow the online instructions.

We have designed a template to help you, which includes all the basic information for you to fill in.

In addition to this, there is also ample space for your own personal description, e.g. “Bright double room in modern 3 bedroom semi-detached house in quiet residential street. Sharing with …” etc.

YOUR ADVERT DESCRIPTION – Give details of any additional information that could be of importance to your future tenant/sharer/lodger: Describe the local area; public transport; off-road parking (if any); all available amenities in the property; say if there is a garden, or any other outside space, or nearby park; Internet connection; a few brief details of the other occupants (if sharing); etc... Remember your advert is your marketing tool – writing a good description of what's on offer can be as important as stating the asking rent.

Each advert gets its own Id Number as soon as it is placed on the database. You will automatically be sent an email notifying you of this number.

3. Is there a limit on advert size?

There is no limit (within reason!).

4. Photographs – what is the limit on size etc?

The limit on photo size is 500 kb.
The required formats are JPG or GIF.
If you experience any problems uploading your photos, you are welcome to email them to us, and we will upload them for you :)

5. How long do adverts stay live on the database?

All adverts stay live for 6 weeks from date of posting. During this time adverts can be:

  • Edited – you may decide to redecorate for example, “room newly decorated”, or you may have thought of an extra selling point; or
  • Removed – when you have successfully let your room or property.

After the 6-week period has expired all adverts are automatically deactivated unless the advertiser takes advantage of the ‘renew’ option. You will be sent a reminder one week before expiry, inviting you to renew your advert for a further 6 weeks.

6. Do you keep my personal information private?

We will NOT post your name, address, or e-mail address on our web site. You may divulge this information once you feel confident of whom you are dealing with.

We do NOT post your contact telephone number without your consent. Additionally, we will never disclose your personal information to any third parties. See our Privacy Policy.

7. Do I need to register to use this site?

You do not need to register to view adverts on our database.

You will need to register, however, to use the services on this site – e.g. placing an advert. This is a standard requirement to enable you to use the services offered.

Registration is easy. Then, the next time you come back to the RoomAds site you simply enter your user name (i.e. your email address) and password in the Member Login area (on the left hand side menu). Register now!.

If you should forget your password, simply select the Forgot Password? button, and we will send your password to you via email.

8. Why do tenants like to use the RoomAds service?

  • Flexible searching options:
    They can search by county / city or town, 24 hours a day, any time THEY choose, irrespective of whether they are in Inverness or Molesey.

    How it works: Simply click on the ‘Quick Search’ menu, to find the room you want. If you know the city or town you want, click on that city or town, otherwise start a wider search by selecting the county. Not sure which county your city or town is in? See Which County?

    A brief linear description of all adverts (i.e. city or town, price and accommodation type) is shown to save you time. If you decide you want to read a more detailed description about a particular room just click on the ‘....more’ button.

  • Great service – the Email Alert! service:
    The person looking for a room can save their requirements (location / price / etc) and they will then be automatically notified as soon as a new ‘match’ comes available online.

    Email Alerts! are a real time saver for busy people.

    While this is a service for people looking for accommodation it indirectly works for the landlord and letting agent as well as it gets your property let much faster.

  • Additional search features – Favourites:
    If the person searching is too busy to read all of your advert details when they first find it, as they may be at work, they can save it to their Favourites to read or print off later. Basically, Favourites enables a person to create a personalised listing of the rooms they are interested in.

9. Rent Safely – Be informed and avoid the pitfalls before you let your room or property

It is always wise to have a written form of contract to avoid possible misunderstandings and disputes over the amount of deposit paid, the agreed period of notice, etc.

You can purchase our House/Flat Share Licence Agreement or Assured Shorthold Tenancy Agreement, which comes as part of our Contract Pack for a nominal fee.
